These two simple things will sell your house in any market

We’ve all made it through another festive season, and I can personally say that I have never pegged the scale as high as I did on January1. Certainly I have to change my ways if I want to do a triathlon this summer, and to get there, Plan A is now well under way.

As in training for a triathlon, selling your home requires a successful plan. In both cases they can be simple, but will require work! Eating right, and training right seems simple enough, doesn’t it? Putting up a sign and getting your home into the sales market seems simple too. But is it?

There are 2 basic rules to the sale of your home: Exposure and Price.

If you don’t get the word out, it doesn’t matter what your home is priced at..nobody will know about it. If the price is too high in comparison to other homes for sale, it doesn’t matter how many people know about it…they are going to buy everything else.

Sounds simple! Now is where I come in! It’s up to me to get the word out about your home. We use many different ways, but the internet is now the place more than 90% of buyers look first. The more locations I place your home for sale information, the greater the chance of a buyer finding it. Since social media, like Facebook and Twitter is playing a larger role in informing the world more than ever, I post links to every listing on these platforms. Literally thousands of people can find about your home for sale almost instantly!

Price

Now comes the price. We use comparable sales in the recent past, and see how your home fits in with those prices. Once a price has been determined, there is a basic , 3 part, rule of thumb that we use. Once the house is being marketed, if nobody shows up or makes an offer…the price is too high. If you get many showings, but no offers, you are close, but still high. If you get many showing and offers coming in, you have nailed it.

A seller has to be made aware of this, and be ready to drop their price to attract attention if nobody is showing up.. The days of that magical buyer from Alberta stopping in to pay more for a home just because they really love it, are long gone.

Location?

And what about Location, Location, Location? It’s a great rule, but it then ties back in with Price. If the home is on a busy street, it won’t command the same price as the same home up the hill in a quiet neighbourhood. Same house, different location, different price. At the same time, the house up the hill can’t ask so much more than the others just because of the location. It has to be a reasonable increase. Back to Price we go!
